Canal Side Development
The Group designed this concept scheme for CALA Homes for a mixed-use development of residential, commercial and leisure uses on a brown-field site with extensive canal frontages.
The design approach reinforces the appearance of the canal-side location with robust buildings reflecting the traditional brick-built vernacular in the residential quarter, and crisp modern architecture around a succession of public spaces in the commercial and leisure quarters.
The residential element of the scheme would provide 103 dwellings arranged around enclosed courts with a mixture of houses and apartments. Innovative house types are designed to provide car parking under raised landscaped decks to achieve a residential density of around 76 dwellings per hectare.
The scheme contains approximately 6,000 square metres of mixed commercial space in a variety of sizes and configurations. A further 4,000 square metres of commercial space is contained in converted grade II listed buildings. Retail, catering and leisure spaces are located at ground floor level along the main routes through the scheme and along the canal, with workshops in less prominent locations and flexible office space on upper floors.
