The land at Yarnfield Park was designated under local plan policy as a major developed site in the Green Belt but only suitable for infill development. The reduction in the use of the site as a residential training centre provided the opportunity to reconsider the quantity of development and the Group developed a master plan as a basis for negotiating an outline consent for low rise housing.
Detailed site appraisals, landscape impact studies, and assessments of the character of the adjoining village were prepared to justify this intervention in the Green Belt. Consent was granted for a maximum of three hundred dwellings, not to exceed the footprint of demolished buildings. The Group progressed the scheme for Barratt Homes through the detail design stage and assisted in gaining consent for matters reserved in the outline application.
